How did Oakville's housing market finish September 2026?
By Cliff Rego · CEO, Founder and Broker Owner
The Oakville, Milton and District Real Estate Board publishes a market watch at the start of each month, and the September figures are out.
The average sold price for an Oakville single family home was $1,703,194 in September 2026. That is 4.2 per cent below the same month last year. The board’s public release reports averages rather than a benchmark, so these numbers describe what actually sold.
Sales were thin. The board recorded 89 single family sales in Oakville for the month, down 15.2 per cent from a year earlier.
Below we go through the house figures, the townhouse and condominium figures, and what the year to date says about all of it.
What did an Oakville house sell for in September?
An average of $1,703,194, a little under last September and almost level with August.
The board reports an average sold price for Oakville rather than a modelled benchmark. September 2026 came in at $1,703,194 against $1,778,486 in September 2025. Month to month the figure moved less than one per cent.
An average is the total of sale prices divided by the number of sales. It moves with the mix of homes that sell. Two large waterfront deals in a quiet month can lift it without any home in town changing in value.
That matters here because the sample is small. Eighty-nine homes sold in the month. A single month of Oakville averages is a weaker signal than a year of them.
The board covers Oakville, Milton, Halton Hills and Burlington. We quote the Oakville rows only, because that is the market our clients ask us about.
What happened to townhouses and condominiums?
Their average rose, and the small number of sales behind it deserves a warning label.
The board’s Oakville figure for townhouses, condominiums, co-ops, apartments and linked homes was $937,537 in September 2026. That is 9.8 per cent above September 2025.
Only 71 of those homes sold in the month, down 13.4 per cent from last year. With a sample that size, a handful of larger units can carry the average on their own.
The year to date reads differently. Across the first nine months of 2026, the same Oakville group averaged $869,848. The comparable figure for 2025 was $917,062.
We lean on that longer figure for this group every month. Nine months of sales is much harder to distort than one month of them.
Are there fewer homes to choose from?
Yes, and that is the clearest change in the Oakville numbers this autumn.
New single family listings in Oakville came to 414 in September 2026, which is 13.6 per cent fewer than a year earlier.
The townhouse and condominium side thinned further. New listings there were 290 for the month, down 24.7 per cent from September 2025.
The board’s public release does not include months of inventory or days on market for Oakville. We would rather say so than borrow those measures from another board that covers the town differently.
Thin listing counts shape how an autumn plays out. A seller coming to market now meets less competition than they would have last year. A buyer gets a shorter list to work from, so a well presented home can still move quickly.
What does the year to date say?
It says 2026 has been slightly softer than 2025, without anything dramatic in it.
Oakville single family homes have averaged $1,830,965 across the first nine months of 2026. The same stretch last year averaged $1,878,423, so the gap is 2.5 per cent.
A nine month average smooths out the quiet months and the busy ones. It is a steadier guide than any single September, and for a market this size we lean on it.
Volume has held up better than the monthly headlines suggest. Oakville has recorded 1,130 single family sales so far in 2026 against 1,000 in the same stretch of 2025.
What should you watch instead of a single monthly average?
Watch the closest comparable sales first, then the year to date, then the listing count.
Comparable sales are the homes most like yours that have actually closed nearby. In Oakville that usually means the same pocket, a similar lot and a similar age of house. Five or six of them tell you more than any town-wide figure.
The year to date number comes second. It covers nine months of sales rather than one, so a single unusual deal cannot move it far.
The listing count is the third piece. It shows how much competition a seller faces and how much choice a buyer has. Read together, those three give a fair picture of where you stand.
A town-wide average belongs in the background. It is useful for understanding the direction of the Oakville market, and it was never built to price a particular house.
What would we do with these numbers?
Price against recent sales on comparable streets, and plan for a longer run to a firm deal.
For sellers, a small sample cuts both ways. A neighbour’s strong result does not set your price, and neither does one weak one. Ask your agent for the five or six closest comparable sales and read them together.
For buyers, fewer new listings means less to look at. That is the real constraint in Oakville this autumn. It also means a good home priced sensibly still draws attention within a week or two.
Softer prices and a longer decision window do favour a buyer with financing already arranged. If your plan needs a particular street or school catchment, the thin listing count is the thing to work around.
Timing is the question we hear most in October. A home priced correctly finds its buyer in most months of the year. A home priced to last spring’s results waits, whatever the season.
Presentation still earns its keep in a quieter market. Tidy landscaping, fresh paint and good photography move a listing up a buyer’s shortlist. None of that fixes a price set too high, and all of it helps a fair one.
